A Look Inside the 4-Module System
Managing construction or remodeling projects can be complex, but it doesn't have to be chaotic. Our 4-Module System was designed to bring clarity, control, and confidence to every stage of your project.
MODULE 1
Construction Program & Pricing
In this module you will have access to:
1. The Offload Consult management system starts with job category line-item descriptions & estimate breakdown, hence the name Construction Program & Pricing.
2. Have categories of work for an orderly Offload of data, via Excel spreadsheet templates.
3. Customize the line-item descriptions, the way you estimate and want. Offload specifications and pricing data, from your head or from plans (and from previous jobs) to clarify what you will be doing or not doing, and costs associated.
4. Categories, 27 of them are used through-out the management system within the same Excel file while using Excel workbooks within. No other programs needed.
5. Use these presentations to the homeowners for a sale. They are less likely to shop your pricing when you break everything down.
6. Show your actual supervision, insurance, overhead and profit in the estimate breakdown with the other categories of work. Owners will recognize the professionalism, it works. Proven successful after 35 years of use.
7. This system dovetails throughout and has a job cost integration. Very simple and easy to use.

MODULE 2
Vendor PO Sheet
In this module you will have access to:
8. Control your costs by Off-loading the vendors estimate-quote on to the PO sheet. Then copy and paste your budget from the Construction Program & Pricing (estimate) to a different section of the same PO.
9. Instantly know whether you have a plus or minus budget for that vendor.
10. If the vendor has a change order, then that is entered along with payments made. Track workers comp and liability certs here as well along with other legals for that vendor.
11. Control payments to the vendor always knowing total contract. Also, a section for change orders you charged the owner to offset added items by vendor. Simply copy and paste extra work you charged owners and now it shows you have more budget.
12. Provide clear instruction to your accountant or finance staff for cutting a check and tracking payments made.
13. Dovetail the 27 Category numbers used on Construction Program and Pricing (estimate) with your accounting system for full Job Costing of all categories.
14. Know what this PO costs are: against square feet, lineal feet, yards, etc.

MODULE 3
Statement & Pay Schedule
In this module you will have access to:
15. Control the overall job pricing and change orders. There can be numerous changes to the contract and the Statement & Pay Schedule shows that.
16. This Statement & Pay Schedule gets presented to owners after showing and going over the Construction Program & Pricing (estimate). It becomes part of the contract.
17. Also show ‘’To be Determined’’ in the statement, for overall transparency, for incomplete financial adjustments yet to be made.
18. By having everything Off-loaded from beginning of the job to the end, it provides owner comfort to be able to understand what their overall cost is.
19. Owners are more likely to add more work because they understand their statement and total budget.
20. Request payments (billing) from owners via same excel file for minimum paperwork and effort.

MODULE 4
Construction Orders & Control
In this module you will have access to:
21. Take full command of each job. Copy and paste the description of work from the Construction Program and Pricing (estimate).
22. Now use these sheets (exact duplication of owner contractor agreement) for each job to manage the flow of work: phone calls, emails and job site inspections. Also have a built-in calendar chart for tracking employees and subs against time.
23. Make changes as the progress move along from time to time, daily or weekly. Always using these sheets to Off-load notes and then revising in the computer to keep reducing actions needed and adding as needed for job completions. Make new copies refreshed, each time you go back out in the field.
24. Keep track of specific data that you will need to follow up with to bring this project to a close. Day one you walk on the job with this write up and modify as the job is changing. On the last days, the Off-load to do items are minimal.
25. Off-load orders to staff to get tasks done. Each important staff member who handles construction administration does those items ordered, even lead carpenters to do lists.
